In the very heart of Cortona’s historic centre, just 80 metres from the picturesque Piazza della Repubblica, stands the ‘Dimora della Pietra Antica’: an elegant flat of approximately 120 square metres that embodies centuries of history and the authentic charm of the most traditional Tuscany. The property occupies the second floor of a refined 18th-century noble palace, skilfully restored in 2008 under the supervision of the Superintendency for Cultural Heritage, ensuring the authenticity and architectural merit that set it apart. Overlooking a quiet and exclusive street, it enjoys a privileged location: just a short walk from restaurants, shops, museums and monuments that make Cortona one of Tuscany’s most iconic and beloved towns.
Upon crossing the threshold, you find yourself immersed in a warm, timeless atmosphere, where every detail tells a story. The property offers approximately 105 square metres of usable space, organised into a bright, open-plan living area that combines a cosy sitting room with a fully equipped kitchen, ideal for enjoying moments of togetherness. The layout is completed by two spacious double bedrooms and two bathrooms with windows and modern fittings, as well as a comfortable mezzanine that lends itself perfectly to being used as a study or an additional sleeping area, complete with a sofa bed. What makes this home unique are its original architectural details, skilfully preserved over time: the exposed-beam ceilings, the exposed stone walls — from which the flat takes its name — the wooden window frames and the traditional Tuscan terracotta floors, which together lend an authentic and never mundane elegance. The 2012 renovation, carried out using high-quality materials and with great care to preserve the building’s heritage, has successfully combined contemporary comfort with respect for the building’s historic character.
