Casale La Vite – Authentic Tuscany amidst vineyards, light and tranquillity, for sale in Montepulciano, Siena – Tuscany There are places where the landscape is not merely a backdrop, but a real asset. Casale La Vite is situated right here: between Montepulciano and the Valdichiana, in countryside that smells of wine and red earth, where rows of vines trace the contours of the hills and the light remains bright, clear and almost constant. A short distance from the village and local amenities, yet secluded enough to ensure peace and privacy, the farmhouse offers an unobstructed view of the Tuscan vineyards and hills that changes with the seasons and never ceases to delight.
We are in an area much loved by wine producers: hilly soils with excellent drainage and a natural aptitude for agriculture, which has made the excellence of Vino Nobile di Montepulciano possible here. A setting that speaks of tradition, but also of a contemporary lifestyle: a slow pace of life, al fresco dinners, grape harvests, fresh olive oil, and walks amongst the vine rows and cypress trees. The farmhouse: authentic proportions, a rural soul, real possibilities The detached house is spread over two floors, covering approximately 250 square metres. The main living area is on the upper floor, accessed via an external staircase leading to a typically Tuscan loggia – an elegant and striking entrance that leads into warm, authentic spaces. On the first floor, the living area centres around a living/dining room with a fireplace – perfect for the cooler seasons – flanked by a kitchen with a pantry, three bedrooms and a bathroom. The ground floor houses the most practical and charming aspects of country living: storage rooms, cupboards and a garage, as well as a wood-fired oven and a cellar – spaces that can be enhanced to create sophisticated utility areas (tasting rooms, hobby areas, wine corners), according to the future owner’s plans. The property is in good condition, with significant work already carried out: the floor joists have been recently replaced and the roof is insulated. It requires some updating and ‘refreshing’, but this is precisely what makes it so appealing: it allows scope for targeted personalisation, without having to start from scratch. Two hectares of land: olive groves, vineyard and garden Surrounding the house are approximately 2 hectares of well-organised land, including a 300-square-metre garden that has recently been fenced off. On one side, a flat olive grove with around 210 trees; on the other, the vineyard planted in 2010, which produces Rosso di Montepulciano, Nobile (around 3,600 square metres) and Chianti. To complete the property, there is a small vegetable patch and a garden with mature trees, a gazebo and parking spaces: a successful balance between beauty and practicality, between nature and effective management. An artesian well for irrigation and access to all essential utilities (municipal water, electricity, Wi-Fi) make the property fully functional and ready for immediate use, whether for residential purposes or for hospitality. A farmhouse suited to a variety of scenarios Casale La Vite is a natural choice for those seeking: a charming second home in Tuscany, set amongst villages and vineyards; a main residence in the countryside, with amenities within easy reach; a hospitality venture (subject to verification), thanks to its location, views and highly sought-after food and wine heritage; a small-scale private agricultural venture, centred on olive oil and wine, with land that ‘speaks’ for itself.
