Property for Sale in Camaiore, Tuscany
Camaiore is a town in Versilia, the strip of coast and hills in the north-west of the Province of Lucca, between the Apuan Alps and the sea. The comune runs from the beach at Lido di Camaiore up into wooded hills, and the homes for sale here are mainly villas and country houses at the upper end of the Tuscan market.
The Town and the Coast
The town itself lies a few kilometres inland, at the mouth of a valley. Its old centre is a small, walkable grid of shopping streets around the Collegiata church and, just outside, the Badia di San Pietro, a Benedictine abbey. Camaiore is known for the carpets of coloured sawdust laid in its streets for the feast of Corpus Domini.
On the coast, Lido di Camaiore has a long promenade and sandy beaches lined with bathing establishments, continuing south towards Viareggio and north towards Marina di Pietrasanta.
The Hills and Nearby Towns
Behind the town, the hill villages of the comune, such as Montemagno, Valpromaro and Casoli, are surrounded by olive terraces and chestnut woods, and this is where many of the villas and farmhouses for sale are found, often with views to the sea.
Pietrasanta, with its marble workshops and galleries, is just to the north, and Forte dei Marmi beyond it. Viareggio and Massarosa lie to the south, and Lucca is reached over the hills to the east.
Property for Sale in Camaiore
Villas make up most of the listings, followed by farmhouses and country houses, with a couple of houses and a palazzo. These are generally large homes, often with five or more bedrooms, gardens and pools. Prices are high: few listings are below €1 million, most fall between €1 million and €2 million, and the largest villas reach around €4 million.
Everyday Life and Getting There
Camaiore has supermarkets, schools, a weekly market and health services, and Viareggio and Lucca have hospitals. The coast is lively in summer and much quieter in winter, while the town and hill villages keep a year-round population.
The A12 motorway between Genoa and Livorno passes close by, with an exit for Versilia, and Viareggio and Pietrasanta stations are on the coastal railway between Genoa and Pisa. For flights, Pisa is the closest airport and Florence the second choice.
Buying in Camaiore
Hillside villas are often reached by narrow, winding roads, and some slopes are prone to landslips after heavy rain, so check the land’s stability and the drainage around the house. Near the beach, sea air can be hard on render, metalwork and wiring.
If you plan to let the property, ask about the rules for registering holiday rentals in Tuscany. Commission a technical survey from a local geometra, who can confirm conformity with the planning permissions and the cadastral plan.
