Property for Sale in Montecchio, Umbria
Montecchio is a small hill village in the west of the Province of Terni, set on the wooded hills that rise between the Tiber valley and the Monti Amerini. It is a rural, little-visited part of southern Umbria, and the property market here offers village houses and country homes at modest prices.
The Village and Its Surroundings
The old centre is a cluster of stone houses and narrow lanes around the church, with views down over the Tiber valley and towards the hills of Lazio. The countryside is covered in oak and chestnut woods, olive groves and small vineyards, and it is good walking country.
The comune also includes the villages of Tenaglie and Melezzole, each on its own hilltop, as well as scattered farmhouses and hamlets. The listings on this page cover the village and its surroundings.
Nearby Towns
To the north-west, the village of Baschi overlooks the Tiber where it widens into Lake Corbara, and beyond it lies Orvieto. To the south, Guardea and Alviano, with its castle and nature reserve on the Tiber, are both close.
The walled town of Amelia is to the south-east, with its massive polygonal walls, and Todi is within reach to the north-east along the valley.
Property for Sale in Montecchio
Houses make up most of the listings, from small village homes to large country houses with many bedrooms, alongside a few villas and a commercial property. Prices are modest: many homes are priced around or below €100,000, a further group sits between that and a few hundred thousand euros, and only one or two larger properties reach above €1 million.
Everyday Life and Getting There
Montecchio has basic shops and a bar, and residents go to Amelia, Orvieto or Terni for supermarkets, schools and the hospital. Life is quiet and closely tied to the seasons, with village festivals in summer, and a car is essential.
The A1 motorway is reached at the Orvieto or Attigliano exits, giving access to Rome and Florence. Orvieto and Attigliano stations are on the railway between Florence and Rome. Rome Fiumicino is the main airport for the area, with Perugia an alternative.
Buying in Montecchio
Low prices often mean houses that need work, so have the roof, walls and services checked and budget for renovation, which in a hill village can cost more because of limited access for builders and materials. For country houses, find out how the road is maintained and whether the house is connected to mains water and gas.
Umbria lies in a seismic area, and structural repairs should be carried out to current standards. A geometra working in the Amelia or Orvieto area can review the cadastral data and the building records, and tell you whether any part of the house needs to be regularised.
