Property for Sale in Pietrasanta, Italy

Property for Sale in Pietrasanta, Tuscany

Pietrasanta lies at the foot of the Apuan Alps in Versilia, in the north-west of the Province of Lucca, with its historic centre a short way inland and its own stretch of coast at Marina di Pietrasanta. Known for centuries for marble and stone carving, it has become a town of artists, galleries and foundries, and a sought-after place to buy a villa near the sea.

The Historic Centre

The old town is laid out on a regular plan below the hill of the Rocca di Sala, the medieval fortress that overlooks it. At its centre is Piazza del Duomo, a long square with the cathedral of San Martino, its brick bell tower and the former church of Sant’Agostino, now used for exhibitions. Sculptures by contemporary artists are often displayed in the square and the surrounding streets.

Marble and bronze workshops still operate in and around the town, and sculptors from many countries have come here to have their work cast or carved. The centre is lively in the evening, with restaurants and bars around the piazza.

The Coast, the Hills and Nearby Towns

The comune runs down to the sea, where Marina di Pietrasanta stretches along the beach through Fiumetto, Tonfano, Focette and Motrone, with bathing establishments and villas among the pines. Behind the town, the hills rise towards the Apuan Alps, with olive terraces and small villages such as Capezzano Monte and Vallecchia.

The beach continues north to Forte dei Marmi, while to the south lie Camaiore and Viareggio.

Property for Sale in Pietrasanta

Villas are the main type of property for sale, both near the coast and in the hills, alongside apartments and a few town houses, a house and a farmhouse. Prices are high: a small number of apartments and town houses come in under €1 million, but most villas are priced between about €1.5 million and several million euros, depending on how close they are to the sea and the size of the plot.

Everyday Life and Getting There

The town has a full range of shops, supermarkets, schools and services, and stays busy year-round, with more activity in summer when the beaches open. Many owners divide their time between the historic centre and the coast, or rent their homes in the season.

Pietrasanta station is on the coastal railway between Genoa and Pisa, and at Viareggio there are connections for Lucca and Florence. The A12 motorway passes close to the town, with an exit at Versilia. Pisa airport is the nearest, with Florence airport also within reach.

Buying in Pietrasanta

Near the sea, check villas for damp and salt damage and look at the condition of pools and gardens, which are expensive to maintain. In the hills, retaining walls on terraced land and the state of access roads are worth inspecting, as is the risk of landslides after heavy rain.

The historic centre has restricted traffic and heritage controls on facades. It is advisable to have a geometra from Versilia study the cadastral maps and the permits archived at the comune to confirm that the villa, its pool and any outbuildings are fully legal.
