Property for Sale in Barberino Tavarnelle, Tuscany

Barberino Tavarnelle is a comune in the heart of Chianti, in the south of the Province of Florence, formed in 2019 by merging Barberino Val d’Elsa and Tavarnelle Val di Pesa. It is a landscape of vineyards, olive groves and woods, and the property here is mainly farmhouses, villas and estates at the top end of the Tuscan market.

The Two Towns

Barberino Val d’Elsa is a small walled village on a ridge, entered through gates at either end of its main street, with views west towards the Val d’Elsa and San Gimignano. Tavarnelle Val di Pesa, a few kilometres north, is larger and more modern, with most of the shops, schools and services of the comune.

Both sit close to the road between Florence and Siena, in the zone of Chianti Classico wine.

The Villages and Nearby Towns

The comune includes several villages and landmarks. San Donato in Poggio is a fortified village with a Romanesque church, Sambuca lies in the Pesa valley, and Marcialla is on the western hills. The Vallombrosan abbey of Badia a Passignano, surrounded by vineyards, is in the east of the comune.

To the north, San Casciano in Val di Pesa leads towards Florence. Greve in Chianti and Panzano in Chianti lie to the east, and Certaldo is to the west in the Val d’Elsa.

Farmhouses and villas make up most of the listings, alongside a country estate, a couple of apartments, a house and a townhouse. Many properties are large, with numerous bedrooms, outbuildings and land, and some have been run as holiday accommodation. Prices are high: few homes are below €1 million, a good share are above €3 million, and the largest estates approach €10 million.

Everyday Life and Getting There

Tavarnelle has supermarkets, a weekly market, schools and pharmacies, with Florence and Siena close enough for hospitals and city life. Wineries, restaurants and walking routes across the hills are part of everyday life here.

The dual carriageway between Florence and Siena runs through the comune, with exits at San Donato and Tavarnelle. Florence airport is the nearest, with Pisa a good alternative, and Florence’s Santa Maria Novella station has high-speed trains across Italy.

Buying in Barberino Tavarnelle

Many estates here include vineyards and olive groves, so find out whether the vines are registered for Chianti Classico or other appellations, who currently farms the land and under what agreement. If a property has operated as an agriturismo or holiday let, check whether the licence can be transferred and what conditions apply.

Tuscan rules on agricultural land and buildings are strict. A geometra working with an agronomist should check the planning status of every building and confirm that the cadastral records and the land registry reflect the whole estate.
