Property for Sale in Villafranca in Lunigiana, Tuscany
Villafranca in Lunigiana lies on the river Magra in the middle of Lunigiana, the green valley that forms the northern edge of Tuscany in the Province of Massa-Carrara. Its central position on the valley floor, with the railway and motorway close by, makes it one of the more practical bases in the area, and homes here are still reasonably priced.
The Town and the River
The town grew along an old route through the valley, at a crossing of the Magra, and its oldest streets run between stone houses close to the river. The ruins of the Malaspina castle of Malnido stand above it, and an old mill by the river now houses the ethnographic museum of Lunigiana, which documents farming life, chestnut growing and traditional crafts in the valley.
Newer districts with apartments and detached houses have grown up around the historic core and along the main road, with shops and services within walking distance.
Filetto and the Neighbouring Villages
The comune also includes a number of small villages in the hills, the best known being Filetto, with its square-plan medieval centre and an ancient chestnut wood that hosts a summer medieval fair. Other hamlets are scattered across the slopes on both sides of the valley.
The walled village of Bagnone lies just to the north-east, Filattiera and Mulazzo are a short way up the Magra valley, and Tresana is across the river to the west.
Property for Sale in Villafranca in Lunigiana
The listings are a fairly even mix of villas, apartments and houses, with a couple of farmhouses. Apartments and village houses are often priced below €100,000, while detached homes with gardens fall mainly between €150,000 and €400,000. A small number of larger country properties are offered at higher prices, but most of the market remains affordable.
Everyday Life and Getting There
Villafranca has supermarkets, a pharmacy, schools and a weekly market, while Aulla and Pontremoli, a short drive away, offer a wider range of services, including the hospital at Pontremoli. The food is that of Lunigiana: chestnut flour, local honey, testaroli and herb pies. The coast at La Spezia and the Cinque Terre can be reached for days out.
The station of Villafranca-Bagnone is on the railway between Parma and La Spezia, and the A15 motorway runs through the valley with junctions at Aulla and Pontremoli. Pisa and Genoa are the nearest international airports, with Parma and Bologna also reachable across the Apennines.
Buying in Villafranca in Lunigiana
Homes near the Magra should be checked for flood risk and damp, particularly older ground floors. The valley lies in a seismic zone, so find out whether an older house has had any structural reinforcement and how much it would cost to add.
Country houses can come with small, scattered parcels of land and shared access. Have a geometra based in Lunigiana look over the property and its paperwork, so that the layout of the house and any outbuildings agrees with both the land registry and the comune’s records.
