19th-century estate with stone farmhouse, guesthouse, swimming pool, land with olive grove, horse stable with 6 stalls, for sale in Perugia. In the very heart of lush Umbria, just minutes from the historic town of Umbertide, lies this magnificent 19th-century estate – once a traditional farmhouse for tobacco cultivation and drying – meticulously restored in 2011 with cutting-edge systems including solar energy and air conditioning. The property encompasses approximately 13 hectares (32 acres) of certified organic land, fully enclosed and enriched with more than 2,700 olive trees, a truffle grove, orchard, vegetable garden and extensive equestrian facilities. For horse enthusiasts, the estate features a well-equipped stable with 6 stalls, paddocks and open pastures, offering the perfect setting for equestrian pursuits or luxury agritourism.
The main stone farmhouse spans over 630 sq m (6,780 sq ft) across two levels, crowned by a striking two-storey panoramic turret. The interiors exude refinement and versatility, marrying the charm of traditional Umbrian architecture – period fireplaces, vaulted terracotta ceilings – with grand, welcoming spaces. Highlights include impressive reception rooms, a billiard room, hobby rooms, a professional kitchen, and a total of nine bedrooms divided between suites and self-contained apartments. Particularly captivating are the two suites created within the estate’s former tobacco-drying tower. A short distance away stands a 200 sq m (2,150 sq ft) guest cottage, providing three further bedrooms, a studio/suite, and ample additional living space. The grounds are beautifully landscaped, with a swimming pool, sweeping lawns and a gated driveway ensuring both elegance and privacy. Water supply is fully independent thanks to three private wells and a dedicated reservoir, guaranteeing autonomy for both domestic and agricultural use. This prestigious Umbrian estate represents a prime ready to live investment opportunity, equally suited as an exclusive private residence or as a luxury hospitality venture. A rare blend of history, charm, privacy and modern comforts, it offers the privilege of experiencing Central Italy at its most authentic and enchanting.
