Property for Sale in Capalbio, Tuscany
Capalbio lies in the far south of Tuscany, on the Maremma coast near the border with Lazio, in the Province of Grosseto. A medieval walled village on a hill above the sea, it has long been a favourite of Roman families with second homes, and the property for sale here is mostly villas and farmhouses in the countryside.
The Village and Its Walls
The old village is small and fully enclosed by walls that can be walked along, with views over the countryside to the sea. Inside are narrow lanes, the Aldobrandeschi fortress and a few restaurants and shops.
Below the village, the land falls gently to a long sandy coastline backed by dunes and Mediterranean scrub. The Lake of Burano, a coastal lagoon protected as a nature reserve, attracts many water birds.
The Countryside and Nearby Towns
Near Capalbio is the Tarot Garden, a sculpture park created by the artist Niki de Saint Phalle, with large figures covered in mosaic and mirror. The surrounding farmland is planted with vineyards, olive groves and fields, and the area is known for wild boar dishes and its local wines.
Orbetello, on its lagoon to the north-west, and Ansedonia, with its Roman ruins at Cosa, are both close. Further along the coast is Monte Argentario, and inland Manciano leads towards Saturnia.
Property for Sale in Capalbio
Villas are the most common listings, followed by farmhouses, many of them large with several bedrooms, and a country estate. Gardens, pools and land are typical. Prices are high: most homes are priced between about €1.2 million and €1.8 million, while the country estate and the largest farmhouses reach several million euros.
Everyday Life and Getting There
In summer, Capalbio is busy with visitors from Rome and further afield, while in winter it is calm. The village has shops and restaurants, and Orbetello has supermarkets, schools and a hospital.
Capalbio station is on the coastal line between Rome and Pisa, and the Aurelia road runs past the comune. Rome Fiumicino is the nearest major airport, with Pisa and Florence also possible.
Buying in Capalbio
Many rural properties are protected by landscape rules, which limit changes to buildings and new construction, and coastal areas near the dunes and the lagoon have additional restrictions. Check access roads, water supply and the state of pools and irrigation systems.
Rural houses here have often been extended or converted from farm buildings, so ask a geometra to look into whether every room and outbuilding was approved by the comune and correctly recorded in the land registry.
