Property for Sale in Magliano in Toscana, Italy

Property for Sale in Magliano in Toscana, Tuscany

Magliano in Toscana is a walled hill town in the southern Maremma, in the Province of Grosseto, between the coast and the hills of Scansano. The countryside around it is given over to vineyards, olive groves and grazing land, and the homes for sale here are mainly farmhouses and country estates.

The Town and Its Walls

Magliano is known for its circuit of medieval walls, among the best preserved in the Maremma, with towers and gates enclosing the old town. Inside are narrow streets of stone houses, the Romanesque church of San Giovanni Battista and the ruins of the church of San Bruzio on the plain outside the walls.

Near the town stands an ancient olive tree known as the Olivo della Strega, the witch’s olive, believed to be many centuries old.

The Countryside and Nearby Towns

The comune includes the villages of Montiano and Pereta, both small hill settlements with stone houses, and wide areas of open farmland where most of the properties for sale are found. Magliano lies within the production area of Morellino di Scansano, the red wine of this part of the Maremma.

Scansano is to the east in the hills, and Grosseto is to the north-west. Towards the coast, the Maremma Regional Park protects the Uccellina hills and beaches, and Orbetello and its lagoon are to the south, with Capalbio further down the coast.

Property for Sale in Magliano in Toscana

Farmhouses make up most of the listings, with a few villas and a country estate. They are generally large, often with five or more bedrooms, plenty of land, and sometimes vineyards or olive groves. Prices are high: few properties are below €800,000, many are between €1 million and €2.5 million, and the largest estate is priced at over €10 million.

Everyday Life and Getting There

Magliano has a few shops, bars and restaurants. Albinia, Grosseto and Orbetello have supermarkets and wider services, and Grosseto has the main hospital. The beaches of the Maremma coast and the Argentario are a short drive away, as are the hot springs at Saturnia.

The Aurelia, the main coastal road between Rome and Livorno, runs to the west. Grosseto and Orbetello stations are on the coastal railway between Rome and Pisa. Rome Fiumicino is the most convenient major airport, with Pisa and Florence as alternatives. A car is essential.

Buying in Magliano in Toscana

With farmland and estates, find out how the land is classified, what grants or farming agreements are attached, and whether the vineyards are registered for the local appellation. Check the water supply, since many country houses depend on wells, and ask who maintains the unpaved roads leading to the property.

Instruct a geometra to compare every building on the estate with its planning permits and the cadastral maps, as outbuildings converted without permission are a common problem in rural Tuscany.
