Property for Sale in Monte Argentario, Tuscany

Monte Argentario is a mountainous promontory on the southern Tuscan coast, almost an island, joined to the mainland by two long sandbars and a causeway across the Orbetello lagoon. It is one of the most exclusive coastal areas in the Province of Grosseto, with homes ranging from harbour apartments to villas set high above the sea.

Porto Santo Stefano and Porto Ercole

The comune has two harbour towns. Porto Santo Stefano, on the north side, is the larger, with a long waterfront, fishing boats, marinas and the ferries to the islands of Giglio and Giannutri. Porto Ercole, on the eastern side, is smaller and quieter, with an old centre climbing above the harbour and Spanish-era fortresses on the headlands, including Forte Filippo and the Rocca. The painter Caravaggio died here in 1610.

Most homes in the two towns are apartments, many with terraces or balconies facing the water.

The Promontory and the Lagoon

The interior of Monte Argentario is steep and covered with Mediterranean scrub, olive terraces and pine, with a panoramic road circling much of the coast past rocky coves and small beaches. Villas are scattered along the slopes, often reached by private drives, and the long beaches of the Giannella and Feniglia sandbars lie on either side of the lagoon.

The lagoon town of Orbetello is at the end of the causeway, Ansedonia sits on its own headland beyond the Feniglia beach, and Capalbio is a hill village just inland, towards the border with Lazio.

Apartments make up most of the listings, usually with one or two bedrooms, close to the harbours or in residential complexes with sea views. Villas form the rest of the market, along with a few farmhouses and plots of land. Prices are high for the coast: smaller apartments start at a few hundred thousand euros, many homes are priced between €400,000 and €1.5 million, and large sea-view villas reach several million.

Everyday Life and Getting There

Porto Santo Stefano has supermarkets, schools, a pharmacy and medical services, and Orbetello has a hospital. The area is busy in summer with boating and beach life, and much quieter between autumn and spring, when many homes are closed. Seafood is central to the local food, as are the eel and mullet products of the Orbetello lagoon.

The Orbetello-Monte Argentario station is on the coastal railway between Rome and Pisa, and the SS1 Aurelia road runs just inland. Rome Fiumicino is the nearest major airport, with Pisa and Florence as alternatives to the north.

Buying in Monte Argentario

The promontory is protected landscape, and permission for new building or enlargement is very hard to obtain, so value a villa on what is already authorised. Check that any pool, terrace or annexe has proper consent. Sea air takes its toll on render, ironwork and windows, so allow for regular maintenance.

For apartments, look at the condominium accounts and any planned works. A surveyor familiar with coastal properties should establish that the floor plans held at the land registry and the permits on file at the comune match what you are buying.
