Featuring dramatic skyline of the towers, unique winery estate with farm, holiday flats and pool for sale in San Gimignano. In the heart of Tuscany’s most storied landscape, lies an estate of singular promise and timeless character. Positioned within the prestigious terroir of Italy’s first DOCG, Vernaccia di San Gimignano, this 19-hectare (47-acre) holding offers a rare panoramic vantage point, with the medieval city and its towers standing as a majestic backdrop against the horizon. The estate is perfectly anchored in the Tuscan golden triangle, offering an enviable balance of seclusion and connectivity; the cultural riches of Florence, Siena, and Pisa, as well as the sea coast, are all accessible within a mere hour’s drive, while the calanchi route leads to the alabaster city of Volterra in just 20 minutes.
The property is defined by its architectural heritage, centered around a traditional 1,109-square-metre (11,937 sq ft) farmstead. The man stone casale, dating back to the 1700s, is currently configured for a boutique hospitality model, featuring four independent holiday apartments on the primary building. These units offer varied layouts of one and two bedrooms, each maintaining rustic elegance with wooden beam ceilings. The secondary building serves as the estate’s functional core, housing a generous winemaking cellar on the ground floor, while the first floor yields a grand master apartment comprising a spacious kitchen-diner, two bedrooms, a study, and dual bathrooms. Outside, the swimming pool provides a private sanctuary from which to survey the surrounding 13.8 hectares (34.1 acres) of vineyards. While the estate is offered fully furnished and in good structural condition, it represents a profound “blank canvas” opportunity. The winery, though dormant in recent years, possesses the scale to be revitalised into a premier boutique label. With some interior cosmetic upgrades, the farmstead could easily be elevated into a high-end luxury resort, capitalising on the region’s extraordinary tourism metrics. San Gimignano remains a global titan of wine tourism, drawing over 3 million visitors annually. This estate is a world-class wine destination where the heritage of the past meets the the future. Whether envisioned as a private family compound or a bespoke venture, this is an acquisition of enduring value in one of the world’s most coveted sites.
