High-level agricultural excellence and historical value, winery and luxury accommodation, 61 hectares for sale in Montepulciano, south of Siena. This is a unique offering within the Tuscan landscape: a prestigious investment combining high-profile DOCG wine production, sophisticated hospitality and a powerful representational presence in one of Italy’s most iconic wine regions. It is a property conceived not merely as an acquisition, but as a legacy to be preserved and elevated over time. Set within one of the most authentic and unspoilt landscapes of Tuscany, amid the rolling hills that embrace Montepulciano and with open views across the Valdichiana, the estate represents an exceptional opportunity for an iconic asset where viticultural excellence, refined hospitality and cultural heritage converge.
The estate unfolds across 61 hectares in a secluded and captivating setting, where DOCG vineyards coexist in perfect harmony with sensitively restored XVIII-century farmhouses. 19 hectares are planted to vine, principally dedicated to Vino Nobile di Montepulciano DOCG, alongside Rosso di Montepulciano DOC and IGT Toscana. The soils, of Pliocene origin with a balanced clay and sandy composition, combined with an altitude of 300 metres above sea level, provide outstanding pedoclimatic conditions for the pure expression of Sangiovese. Vineyards planted between 1993 and 2021 and continually renewed ensure yielding wines of fine character. The winery itself extends over 800 square metres and is modern, rationally organised and fully equipped for every stage of vinification, bottling and ageing. Fermentation is carried out using advanced techniques with electronic temperature control, while ageing takes place in a striking underground barrel cellar fitted with a climate-controlled system. Here, large casks and barriques in French oak, Slavonian oak and mixed oak quietly refine the wines, imparting depth, elegance and longevity. Alongside its viticultural core, the estate reveals a significant luxury hospitality component, with over 2,600 square metres of built area distributed across four historic farmhouses. These have been meticulously restored and transformed into elegant villas, private residences and hospitality accommodations, enhanced by two swimming pools. The principal villa hosts, on the ground floor, a refined restaurant with dining rooms and veranda, complemented by a professional kitchen and a retail space. The upper floor is arranged as a private residence with six bedrooms. The remaining farmhouses, now operating as independent villas and agritourism units, offer a total of 28 bedrooms, all enjoying open views across the Tuscan countryside and sold inclusive of furnishings. The estate is further enriched by an olive grove, woodland, arable land, an orchard and an area designated as a truffle reserve, elements that enhance its overall value and exclusivity.
