Finally restored, traditional stone casale with stunning features, air conditioning, pool, olive grove, priavte setting, for sale in Cortona. Prime location close to the border between Tuscany and Umbria, this early 1800s former country house stands in a secluded position with open agricultural vistas over the Valdichiana countryside, just minutes from Cortona historic center and amenities. Meticulously restored in 2010, the villa offers 385 square metres (4,144 sq ft) of living space arranged over two principal floors, complemented by a traditional basement cellar, and set within a private plot of 9,600 sq m (2.3 acres). The renovation preserved the historic fabric of the building while introducing modern comforts with great sensitivity.
Original stone façades, terracotta floors and exposed wooden beams remain central, complemented by stone fireplaces and high ceilings that imbue the interiors with warmth and a sense of timeless rural elegance. Windows and doors have been entirely replaced with double-glazed frames, finished in harmony with the traditional sage-green wooden shutters characteristic of Tuscan country houses. The ground floor opens into a welcoming entrance hall leading to a generous reception room and a refined double living arranged around a striking stone fireplace, seamlessly integrating a dining area. Adjacent lies a spacious country kitchen distinguished by its rustic fireplace and direct connection to the living spaces, both indoor and outdoor, with a courtyard housing a gazebo and barbecue. This level also accommodates a guest toilet, closets and three double bedrooms, each with en-suite bathrooms. A stone staircase leads to the first floor, where a master bedroom benefits from direct access to a private terrace overlooking the countryside, and an ensuite bathroom designed with double windows, bathtub and shower. Two further double bedrooms, one with a smaller terrace, a family bathroom and an additional closet serve this level. All bedrooms offer air conditioning system. The landscaped garden has been thoughtfully arranged with lawns, flowering borders, mature pines and tall shade trees, creating a setting that evolves beautifully throughout the seasons. At the heart of the outdoor living space is a swimming pool framed by elegant stone paving. A private well is connected to the automatic irragion system. Beyond the garden lies an olive grove of 100 trees, contributing to the property’s authentic agricultural character. Today the residence is appreciated by international travellers seeking a refined retreat in the Tuscan countryside, yet it remains equally suited as an elegant private home in which to gather family and friends.
