98-hectare estate featuring a four-story villa with a crenellated turret, a guest country house, and a horse facility with 30 stalls for sale near Siena. A rare opportunity to acquire a secluded retreat in nature, offering outstanding potential for private use or as an agriturismo with paddocks and equestrian facilities. A country road within an uncontamninated forest leads to a hilltop at 500 metres above sea level, commanding breathtaking panoramic views and home to this remarkable 98-hectare (242 acres) agricultural estate. The main residence is a 223 square meters (2551 sq ft) villa with a crenellated turret, built in the 1950s inspired by Sienese medieval castles, alongside a guest country house.
Spread over four floors, the villa features authentic local terracotta brick façades sourced from the Petroio kilns, exuding timeless charm. Interiors include a grand ground-floor open plan living with fireplace, and two upper floors opening onto two terraces, plus a rooftop terrace on the turret adorned with Ghibelline crenellations, offering spectacular vistas. The second building, the original late-19th-century nucleus of approximately 237 square meters (sq ft), has been renovated into three apartments with one to three bedrooms, ideal for guests or tourism hospitality. Surrounded by woodland, pasture, and paddocks, the estate comprises multiple outbuildings including stables with 30 stalls, cellars, barns, storage and utility spaces totalling 1,357 square meters (14,606 sq ft). Historically, the estate played a significant role in horse breeding, with 70 of the 98 hectares dedicated to pastures and the remainder to oats and hay. Although horse breeding is no longer active, the property offers exceptional potential as a premium equestrian centre. Strategically located just minutes from Trequanda and nestled in the stunning countryside south-east of Siena, between the Crete Senesi, Valdichiana and Val d’Orcia. Historic towns such as Pienza (15 km) and Montepulciano (17 km) are easily accessible, along with the A1 motorway (10 km), the Umbria border, and Lake Trasimeno.
