Hilltop with sweeping views, renovated stone country borgo with 9 apartments, natural reserve, olive grove is for sale in Gambassi Terme, Florence. Commanding a peerless vantage point 450 metres above sea level, this exquisite 16th-century borgo represents the quintessential Tuscan idyll, where history and horizon meet in perfect harmony. Situated in the heart of the Val d’Elsa, half way between Florence and Pisa, and just minutes from Volterra and San Gimignano, the estate offers an immersive retreat into a landscape of rolling hills and silver-hued olive groves. Meticulously restored to preserve the robust elegance of its 17th-century stone architecture The estate extends across 19.4 hectares of private sanctuary, a diverse topography comprising ancient forests, a dedicated nature reserve home to fallow and roe deer, and a prolific olive grove illuminated by designer lighting that casts a cinematic glow over the grounds at dusk.
The borgo spans over 595-square-metre (6404 sq ft) and is an architectural testament to Tuscan heritage defined by traditional stone façades, weathered terracotta, and heavy timber beams. The former master farmhouse, currently configured as seven sophisticated one-bedroom apartments, strikes an effortless balance between rustic authenticity and contemporary luxury, featuring double-glazed wooden fittings, artisanal terracotta floors, and air conditioning throughout. The architectural narrative continues through a collection of charming outbuildings that complete the hamlet: a stone cottage elegantly converted into a one-bedroom guest house, a secondary cottage equipped with a traditional wood-fired oven and barbecue, designed for quintessential al fresco entertaining. A further two-storey annexe offers a ninth apartment on the upper level, while the ground floor retains its rustic character with versatile storage spaces. For the visionary investor, a final outbuilding currently serving as a woodshed presents a compelling opportunity for conversion into a creative studio, hobby room or bespoke wellness suite. Whether maintained as a high-yielding agritourism venture—boasting an exceptional international rating—or reimagined as a private residence, the versatility of the layout is unmatched. Outdoors, the grounds offer unparalleled leisure. An expansive 18-metre swimming pool with a natural rock spring and recently renovated, serves as a focal point for summer living. The gardens also include curated playgrounds and a natural amphitheatre carved from an ancient chalk quarry, a dramatic setting for events and archery, while scenic trekking paths lead to secluded vantage points equipped for al fresco contemplation. Defined by uncompromising quality and limitless views, this impeccable estate offers a ready-to-occupy lifestyle in Tuscany’s most coveted landscape.
