internal Description:
in the heart of the sought-after Campo di Marte residential neighborhood in Florence, along a peaceful and quiet secondary lane situated near the Costoli swimming facility and the Nelson Mandela Forum, we offer for sale this luminous top-floor apartment spanning approximately 131 sqm of commercial surface. The property occupies the second and topmost floor of a traditional Florentine building without an elevator (the stairwell width does not permit the installation of a lift or chairlift). The main floor features bright, generously proportioned rooms organized in a classic six-room configuration: an inviting living room centered around a cozy wood-burning fireplace, a family eat-in kitchen, three well-lit bedrooms, a windowed bathroom, and convenient circulation halls. An internal staircase ascends to a characterful finished attic floor, which features generous ceiling heights and approximately 20 sqm of fully usable living space illuminated by French doors, an overhead roof dormer window, and an additional wall window, along with useful under-eave storage compartments. The property is equipped with an autonomous town gas heating system and requires general modern renovation. Thanks to the highly versatile structural footprint and upper attic area, a thoughtful renovation can effortlessly create a four-bedroom, two-bathroom configuration tailored to modern family life.
External Description:
A rare highlight of this top-floor home is the private habitable pocket roof terrace measuring approximately 10 sqm, providing a secluded open-air space for morning coffee, evening drinks, and al fresco dining overlooking the Tuscan terracotta roofs and the nearby slopes of Fiesole. At the basement level, the property is complemented by a substantial private storage cellar measuring approximately 21 sqm, ideal for bicycle storage, fine wine cellaring, or personal workshop use. The building is situated on a tranquil residential street with local traffic only, guaranteeing freedom from street noise throughout the day. Living in Campo di Marte offers unparalleled convenience, with open-air food markets, artisan bakeries, supermarkets, public parks, schools, and urban bus stops all reachable within easy walking distance. The location also allows rapid pedestrian access to the Firenze Campo di Marte mainline railway station, the Artemio Franchi Stadium, and city leisure complexes. The home will be fully vacated and ready for ownership transfer by January 2027.
