Detached house with an enclosed garden, farm outbuildings and the potential for a swimming pool, in the village of Vaiano, just a short walk from Lake Trasimeno REF. CDL236 In the peaceful village of Vaiano, just a short walk from the shores of Lake Trasimeno and only 400 metres from the amenities of Castiglione del Lago town centre, Villa Il Melograno is a detached house that catches the eye from the very first glance with its unmistakable Pompeian red colour, dark green shutters and the natural light that floods every room thanks to the large windows on all façades.
Restored in 1992 and maintained in excellent condition, the house is spread over two main floors and an attic, covering a total area of approximately 240 square metres. On the ground floor, the living room with its traditional fireplace leads — through an elegant stone and terracotta arch — to the dining room and kitchen, complemented by a study, a bathroom, a pantry and a spacious utility room with direct access to the garden. On the first floor, four bedrooms – two of which feature walk-in wardrobes – and two bathrooms provide generous, well-proportioned spaces. The attic, with its two additional rooms, offers the flexibility of a utility space or a small private study immersed in tranquillity. An external staircase leads to a sunny terrace, from which the view sweeps across the greenery of the garden and the surrounding Umbrian countryside. The fully enclosed garden, measuring approximately 2,309 square metres and dotted with twelve olive trees, envelops the property with discretion and privacy, whilst offering the space required to build a swimming pool. Two farm outbuildings — measuring 40 and 11 square metres respectively, with the possibility of a 15 per cent extension — complete the complex and lend themselves to various uses, from tool sheds to creative or utility spaces. The water supply is provided by the municipal water network, supplemented by a private well for irrigation; heating is independent, with a wood-burning stove providing hot water and central heating, supplemented by LPG. Wastewater is discharged via a connection to the municipal sewerage system. Villa Il Melograno is the ideal choice for those seeking the tranquillity of the Umbrian countryside without sacrificing the convenience of local amenities, in one of Italy’s most beloved areas for its quality of life, history and the beauty of its lakeside landscape.
