The villa for sale is located in Sicily, in the “Margimuto” area of the municipality of Santo Stefano Quisquina (province of Agrigento), in the heart of the Monti Sicani park, approximately 1,000 meters above sea level with breathtaking panoramic views. Surrounded by natural woods, pristine flora, and diverse fauna, it is in an area served by restaurants and accommodations. It is 75 km from Agrigento, 85 km from Palermo, 60 km from Sciacca, and 3.5 km from the town of Santo Stefano Quisquina. It is not far from the Andromeda Theater and the Quisquina Hermitage, which are just over 1 km away as the crow flies.
The load-bearing structure was built entirely of reinforced concrete on inverted beam foundations, with brick and cement floors and double-lined exterior walls. It comprises a rectangular ground floor with floor plan dimensions of 120 m2. The property measures 13.00 x 8.60 m (approximately 112 sq m) and features a double-pitched roof of concrete slabs supported by wooden beams. It is accessed via a 13.00 x 3.70 m (48 sq m) portico, complete with wooden beams resting on pressed brick pillars. This portico hosts the main entrance to the property, which leads into a large room of approximately 52 sq m. A hallway leads to the sleeping area, which includes a bathroom with toilet and shower, a double bedroom, two single bedrooms, and a small laundry room. The interior features single-fired flooring, plasterwork, pocket doors with coffered frames, solid wood exterior windows with double glazing and wooden shutters, and plumbing, electrical, and sanitary systems. Inside the living room, there’s an open-plan kitchen and a wood-fired metal oven for convivial gatherings to prepare a variety of dishes. The house also features a heating system (without radiators because it’s only used in the summer) and a water system managed by the Margimuto Consortium, connected to the municipal aqueduct, which ensures a water supply for drinking and sanitation. A gas pipeline over 200 meters long has also been installed, completely underground, from the house to the transformer station located downstream near the access road for a possible connection to natural gas. The property is completed by a detached basement consisting of a single building with two separate rooms used for tool storage, food storage, and a garage. 8.15 x 5.65 (46 sq m), whose flat roof slab, level with the villa’s floor, serves as a panoramic terrace offering views of the Sciacca sea and several villages in the valley. Especially at night, with artificial lighting, this creates a truly stunning play of light and color. Furthermore, the property’s unique heliothermal exposure allows for solar panels to maximize and manage the solar energy input, making it energy-independent for winter heating and summer air conditioning, in addition to what could be achieved with a suitable fireplace heating system. The area in front of the building is entirely planted with palm trees, pines, and ruby trees, which provide shade and coolness, especially in the summer, as well as fruit trees such as cherries, apricots, apples, pears, and walnuts. The villa has all required approvals, planning permissions, legal authorizations, and a certified certificate of habitability. It sits on 18,160 square meters of privately owned land with still-exploitable building potential. This would allow, with a single project and subject to obtaining all required approvals and permits, the addition of a first floor with a sloping attic, the north-facing extension of the ground floor, the construction of a wooden gazebo with an adjoining brick utility room complete with a kitchen, oven, barbecue, and bathroom on the current flat garage roof, ideal for entertaining family and friends. A beautiful swimming pool could also be built for unparalleled moments of fun and relaxation.
