Medieval village for sale in Siena, renovated into a historic residence, featuring a spa, swimming pool, banquet area, and 50 hectares of parkland and woodland.A few kilometers from Siena, along the Strada del Pian del Lago, an ancient village overlooks the countryside, through which runs a section of the Via Francigena that still retains its original stone paving. The main building dates back to the 11th century, while the other structures date from the 16th and 18th centuries; the final stretch of the access road is an unpaved dirt road approximately 800 meters long, ensuring privacy. The restoration, completed in 2013, preserved the original stone masonry, vaults, and openings, restoring 1,252 square meters / 13,476 square feet arranged around the inner courtyard, complete with air conditioning, home automation, video surveillance, and an automatic gate.
The estate now features nine suites and independent apartments, for a total of 13 bedrooms and 14 bathrooms—one of which serves as a common area and restaurant—alongside a wellness center with a spa of approximately 200 square meters and an office with a reception area. Rounding out the complex are a three-story stone cottage—now a guesthouse with a garden and direct access to the pool area—an old wood-fired oven in the courtyard, and a spacious basement connected by a staircase carved out of the old well, offering the potential to develop up to approximately 500 square meters of multipurpose space. Outside, the fenced-in park of approximately two hectares features a 14×7-meter swimming pool, a jacuzzi, and a banquet area with a capacity of up to 120 people, while the woodland extends over approximately 48 hectares, on a property totaling 50 hectares. The property is protected by the Superintendency of Siena under architectural and landscape preservation orders and holds a “Residenza d’Epoca” tourism and hospitality license: a ready-to-use foundation for continuing operations as a boutique hotel or event venue, or for restoring it as a private residence.
