Prestigious 52-hectare fully fenced estate with renowned white truffle reserve, farmhouse, barn and outbuilding, to restore, for sale in Asciano. Nestled among the softly undulating hills of the Crete Senesi, just beyond the medieval town of Asciano, 25 km south od Siena, lies an exceptional organic estate of rare character and heritage. Extending over 128 acres (52 hectares) of land, entirely enclosed and with truffle and hunting reserve, this remarkable property sits within one of Tuscany’s most evocative landscapes. At its heart stands a classic stone farmhouse, dating back to the XV century, poised upon a natural outcrop of tufa that lends permanence and gravitas.
Spanning approximately 4,300 square feet (400 sq m) across two levels, the residence has been thoughtfully reinforced and partially restored, its roof entirely rebuilt with a ventilated and insulated system.. The interiors, with their vaulted stables and storerooms on the ground floor, and a living area above with three bedrooms, kitchen, and reception rooms, retain an authentic Tuscan charm awaiting the finishing touches of refinement. A short distance away, a handsome barn of some 2,150 square feet (200 sqm) rises, also stabilised and roofed anew, with the added advantage of a photovoltaic installation providing an annual yield, and also a generous agricultural outbuilding of 1,485 square feet (138 sq m), offering space for machinery and implements, with scope for expansion. The land is of singular distinction. More than 29 hectares are dedicate to unique truffle reserve made of white and black truffles along with 5 ha/12.4 acres of olive grove with 1,300 trees of five different varieties and 15.5 ha/38.3 acres of woodland suitable for selective cutting. A well and a rain-fed lake, navigable and suitable for fishing, add water supply for irrigation use. The possibility of creating an elegant swimming pool and the conversion of existing buildings into up to six exclusive apartments, with space for intimate dining, opens the door to a refined hospitality venture of rare allure. Quiet yet accessible, with services a mere 3 km away, this estate embodies the enduring soul of Tuscany: fertile, serene, and steeped in history.
