Description

A country house dating from the early 20th century with a low-mineral spring, set on 7.61 hectares of land, for sale in Città della Pieve, Perugia – UmbriaRef. CDP323On the very edge of that subtle boundary where Tuscany gently gives way to Umbria, four kilometres from Città della Pieve and a fifteen-minute drive from both San Casciano dei Bagni and Lake Trasimeno, lies a landscape that has preserved its primordial nature intact: silent woods, rows of centuries-old olive trees, and water — the dominant feature of this area — which springs naturally from the ground. Set against this backdrop of rare scenic integrity stands Casale La Sorgente, an early 20th-century stone farmhouse, accessible via a short stretch of dirt track and nestled in a panoramic setting offering complete privacy.

The property is spread over two storeys and a turret, covering a total area of approximately 380 square metres, to which are added a detached annexe of approximately 37 square metres with a lounge and fireplace, a farm shed and a charming outbuilding featuring a tuff cave. Completely restored in the 1990s by local master craftsmen, the farmhouse retains all the characteristics of Umbrian-Tuscan rural architecture: rough-hewn stone façades, gabled roofs with terracotta tiles, ceilings with exposed wooden beams, and handmade terracotta floors. The internal layout comprises, on the ground floor, an entrance hall, living room, dining room, kitchen with dining area and two bathrooms; on the first floor, a sitting room, six bedrooms and two bathrooms; and on the second floor, a turret with a double window and unobstructed views of the countryside. The distinctive feature: water . What makes this property extraordinary is its water self-sufficiency: an 80-metre-deep artesian well supplies the property with its own exclusive low-mineral-content spring water, complemented by a cistern for collecting rainwater. A rare resource that transforms La Cima Umbra Country House from a simple rural residence into a potential business venture in the wellness and hospitality sectors. The 7.61 hectares of land comprise approximately 4 hectares of olive grove with 238 trees, around 1 hectare of woodland, meadows and arable land. The property offers the opportunity to extend the existing buildings by approximately 90 square metres, to build an in-ground swimming pool, and to acquire a further 8 hectares of adjoining land with olive groves — thereby bringing the estate to over 15 hectares of integrated agricultural land. Thanks to its commanding position, its private low-mineral-content spring and the substantial existing building volume, Casale La Sorgente is ideally suited both as a prestigious private residence and for the development of a farm holiday accommodation or a wellness centre, in one of the most authentic corners of central Italy.
