Property for Sale in Sinalunga, Tuscany
Sinalunga is a hill town on the western side of the Val di Chiana, in the east of the Province of Siena. Less visited than its famous neighbours, it offers farmhouses and villas in open, rolling countryside with good road and rail links, at prices that are still below those of the Val d’Orcia and Chianti.
The Town and Its Surroundings
The historic centre sits on a hilltop above the valley, arranged around Piazza Garibaldi and the Collegiata of San Martino, with brick and stone buildings and views across the Val di Chiana towards Cortona and Montepulciano. The lower town at Pieve di Sinalunga and the area near the station are more modern, with shops and services spread along the main roads.
The countryside around is a mix of farmland, vineyards, olive groves and woods, with the Val di Chiana opening out flat to the east and the hills rising gently to the west.
The Villages and Nearby Towns
The comune includes several villages, among them Bettolle, Rigomagno, Scrofiano and Farnetella, each with a small historic core and country houses around it. The Val di Chiana is the home of the Chianina breed of white cattle, and local restaurants serve its beef.
Torrita di Siena borders Sinalunga to the south, the hill village of Trequanda is to the west, and Asciano lies beyond the hills towards the Crete Senesi. Montepulciano and Cortona are both within easy reach.
Property for Sale in Sinalunga
Farmhouses and villas account for most of the listings, many with pools, olive groves or vineyards, together with a few village and town houses, the odd apartment and some land. The market is mid to upper range: relatively few homes are offered below €500,000, many sit between €500,000 and €1 million, and the larger restored farmhouses with land go above that.
Everyday Life and Getting There
Sinalunga has supermarkets, schools, a pharmacy, a weekly market and medical services, and the Valdichiana hospital at Nottola is nearby. It works well as a year-round base, with Siena, Arezzo and Perugia all within reach for larger services and culture.
The station is on the railway from Siena to Chiusi, and the A1 motorway exit for Valdichiana is at Bettolle, where the dual carriageway to Perugia also begins. Florence and Perugia airports are the most convenient, with Pisa and Rome as alternatives.
Buying in Sinalunga
Farmhouses on the valley floor can sit on heavy clay soils, so look for signs of settlement or cracking, and ask how drainage around the house is managed. If the property includes farmland or vineyards, find out whether any agricultural grants or leases are attached.
The Siena countryside is subject to landscape rules, so a new pool, extension or change of use needs consent. Before you commit, a geometra practising in the Val di Chiana should confirm that the house, its annexes and the land all correspond to what is filed at the land registry and the comune.
